Mr. Florio is a Partner with Waters, McPherson, McNeill, P.C. and has been associated with the firm since 1987. He presently serves on the Board of Trustees for the United Way of Hudson County and previously served on The Supreme Court of New Jersey District Ethics Committee for Hudson County, District VI as both Vice-Chairman and Chairman.

His legal activities have been focused on transactional work, title insurance defense, commercial foreclosures, loan workouts and condominium and community association practice. In recent years the emphasis of his transactional practice has been in commercial real estate financing and acquisition (in connection with the acquisition and refinancing of office buildings, retail facilities and warehouses) and commercial leasing, including but not limited to acting as local New Jersey counsel for out of state clients. His foreclosure practice has been concentrated on problem loans acquired by clients from various lenders. Clients to whom he has provided substantial service include, JPMorgan Chase, Lincoln Property Company, Reckson Realty Associates, Worldwide Wholesale Floor Coverings, Inc., Oaktree Capital Management, L.L.C., Atlantic Realty Development, Equity Residential, AMB Property, Lehman Brothers Holdings, Old Republic National Title Insurance Company, Englehard Corporation (now BASF Catalytics, Inc.), BBV Real Estate, Conoco Phillips, Candlewood Hotels, Remington Hotel Company and Remington Development Company.
